Affordable Housing Provisions
There are several state and city provisions aimed at encouraging the development of much-needed affordable housing.
- At the state level, SB 1818 provides for density bonuses of up to 35% and development concessions (such as lot sizes, setbacks, and coverage) for neighborhoods like Cottage Glen.
- The city of Calistoga has long had a density bonus provision that allows smaller lots (5,000 square feet) for affordable houses, and it is expected the state-mandated concessions will allow even smaller lots.
- The state of California also has enacted several "anti-NIMBY" provisions such as Government Code Section 65589.5 that are aimed at encouraging local jurisdictions to provide more affordable housing.
- There are several other state and city provisions that provide for reduced time for approving affordable housing subdivisions, establish priorities for water and sewer hookups, and prohibit discrimination against affordable housing.
