This "cottage gardens" site concept has been custom-designed by Ross Chapin for this parcel. It embodies the following design principles, many of which he has used in other "pocket neighborhood" designs:

  • Eyes on the Commons. Most houses face a common garden or green area that not only provides open space but encourages a sense of community since the homes face an 'active space.'
  • Nested Houses. To ensure privacy between cottages, the houses 'nest' together: the 'open' side of one house faces the 'closed' side of the next. The open side has large windows facing its side yard (which extends to the face of the neighboring house) while the closed side has high windows and skylights. The result is that neighbors do not peer into one another's world.
  • Corralling the Car. Narrower streets slow down traffic, with street parking accommodated in 'bulb-outs.' Most garages are located toward the rear in order to be less conspicuous. The only real concession to the reality of our automobile age is the amount of parking provided- about three spaces for each house.
  • Cottage Scale. Cottage Glen will have small houses, with many one-story houses and 1 ½ and two-story houses in a few locations. The impact on neighbors is lessened by this s mall scale.
  • Individuality. Each cottage and small house, though similar, will be unique. There will be at least three (possibly four) different designs. Exterior colors will be carefully chosen to consider each cottage in relation to its neighbors. Each household will create their own garden landscape and flowerbox garden.
  • Porch Rooms. Porches will be large enough to serve as a room, placed just off the active area of the house. The passageway to the front door will pass along the side and not the center of the porch to preserve its function as a room.


There are many other aspects of Ross Chapin Architects designs that show great attention to the details that will make Cottage Glen a very livable neighborhood.
